The 20-Year Builder Shingle Problem

Homes built in Leduc's Robinson, Southfork, West Haven, Meadowview, and Bridgeport subdivisions between 2003 and 2012 were almost all shingled with 20- or 25-year 3-tab or lightweight architectural product. Combined with the wind exposure on this side of the region — the airport corridor sees regular 60+ km/h wind events — those shingles are failing earlier than the label promised.

What we look for on a first roof assessment in Leduc:

• Cracking and granule loss on south and west slopes — usually the first to go
• Lifted or missing tabs along ridge lines and rake edges — wind-uplift failure
• Nail pops visible from the attic — under-driven nails backing out with thermal cycling
• Compromised valley metal — original galvanized steel often rusted through at fastener points

Beaumont in particular sits high on the ridge and takes wind from every direction. We use enhanced installation methods on this side of the region as standard, not upcharge:

• 6-nail pattern per shingle (not the 4-nail minimum)
• Starter shingles on eaves AND rakes (not just eaves)
• Hand-nailed high-wind courses on ridges and hips
• Enhanced ice & water shield at eaves, valleys, and around all penetrations

The result is a shingle system rated to 130 mph wind — well above what the QEII corridor throws at a roof.
